1. Find Emerging Markets within favorable states: favorable regulatory landscape, population growth, job growth, rent growth, rental demand, diversity of employers
2. Identify potential properties within that market: Value-add potential, low crime areas, proximity to local amenities
3. Thorough underwriting to validate the investment
4. Purchase property (Letter of Intent > Contract > Closing)
5. Reposition and stabilize: improve common areas - aesthetics and safety, improve units and increase rent to market rates, offer service upgrades, ensure stable tenant base
6. Exit: sell property to realize equity gains

1. Preferred return (often 6-9%) to limited partners.  General partners get paid after our investors.
2. "Catch-up" period where sponsors/general partners receive returns until reaching a predetermined split
3. Return of capital to all investors
4. Remaining profits (cash flow and equity gains) split according to predetermined ratios between sponsors and limited partners
