If you meet certain criteria outlined by the Securities and Exchange Commission, you are considered an Accredited Investors:

  • Net worth over $1 million, excluding primary residence (individually or with spouse or partner)
  • Income over $200,000 (individually) or $300,000 (with spouse or partner) in each of the prior two years, and reasonably expects the same for the current year


Accredited Investors are allowed to invest in any properties.


Non-accredited investors can also invest in properties that are specifically open to non-accredited investors.  These fall under Rule 506(b), and are limited to 35 non-accredited investors per investment vehicle.

Absolutely!  It's fairly straightforward:

  • Open a Self-directed IRA/Roth or solo 401(k) account with a custodian company.  If you don't have a custodian in mind, ask for a referral or search the web for keywords SDIRA, eQRP (solo 401(k) ).
  • Transfer retirement funds from your IRA or 401(k) to your SDIRA or solo 401(k) account.
  • Direct the custodian to invest your funds in the investment of your choosing.

A Solo 401(k) is a tax-advantaged retirement account designed for self-employed individuals and business owners with no full-time employees (other than a spouse). It allows higher contribution limits than traditional IRAs and provides options for both tax-deferred (traditional) and tax-free (Roth) growth.  You can open a Solo 401(k) if you have self-employment income, even if you also have a W-2 job with another employer.


Passive investors (limited partners or LPs) get paid first.  Cash flow in a given quarter  is divided according to the predefined split (e.g. 70/30 where LPs get 70% of cash flow and GPs get 30%).  If cash flow for that quarter falls below the level to give LPs the target preferred return, the remainder is carried over and paid on sale of the property.


We contract with professional property management companies to manage the day-to-day operations, including but not limited to rent collection and bookkeeping, tenant screening, normal maintenance, and capital improvements.  The general partner team oversees operations and provides regular information to investors about performance of the property.
